The present research aims to define and test an evaluation model to support decisions of public and private operators in initiatives of urban redevelopment. Through the comparison between costs and revenues, the model should allow the verification of the financial feasibility of the initiative, highlighting, at the same time, the possible risks and weaknesses of the operation. The model can be used by Public Administration to simulate the financial balance sheet (revenues and expenses) of the initiative to be implemented by generic private entrepreneur and to predict its financial feasibility. In this way, the public operator can correctly calibrate, without affecting the financial viability of the initiative, the amount and the type of the requests to the private, in relation to the type of the initiative, its complexity and the attractiveness of properties to be valorized on the market.
